FAQ

Timber Frame Construction: Structure, Durability and Sustainability

Timber frame construction is a traditional European building technology with a history spanning many centuries. Today, this technology has been reinterpreted: the traditional timber frame has been replaced with a structure made of high-precision glulam elements. This combines the distinctive architecture of timber frame buildings with modern requirements for strength, energy efficiency and comfort.

Timber frame houses can last for hundreds of years. In Germany, there are still timber frame houses that are more than 300–400 years old, and some are more than 700 years old.

The durability of a house depends on proper design, the quality of materials, protection of the structure from moisture and proper maintenance.

In a timber frame house, the load-bearing structure is made of timber, while the external envelope consists of glass, façade materials and a ceramic tile roof. A properly designed and constructed structure is intended for a long service life.

Timber frame houses use materials that are safe for people and the environment, including timber, glass, ceramic tiles and other certified materials.

Materials from leading European manufacturers are used to protect the timber and produce glulam elements. These materials have the relevant certifications and comply with applicable European requirements.

Project Implementation

The project begins with selecting a house from our range to use as the basis for the project. We then prepare an individual specification, allowing the client to choose standard and additional options according to their needs.

Based on the selected specification, we prepare a proposal with the calculated cost of the house.

Preparing the specification and calculating the cost are free of charge.

Based on the client's technical brief, the architect develops the floor plan and a preliminary 3D model of the house. This is the initial design stage, during which the main architectural solutions and the appearance of the future house are determined.

The design is a paid service. If a construction contract is signed, the full cost of the design is credited toward the contract value. If the client decides not to proceed with the project, they receive the drawings and visualizations that have been prepared and may use them in the future.

Together with the construction contract, the client enters into a separate agreement with a qualified architect for the preparation of the working and technical documentation.

This documentation is used to obtain the building permit and serves as the basis for project implementation. The structures are manufactured and the house is built according to this documentation.

Before construction begins, we analyze the characteristics of the site and plan all logistics in advance. We determine the access route for delivery vehicles, the location for the crane used to assemble the house, and other organizational requirements.

All these matters are addressed in advance to avoid obstacles and delays during delivery and installation.

The house kit is manufactured in a controlled production environment in an enclosed facility with controlled temperature conditions. This is particularly important for processes that are sensitive to temperature and humidity, including the bonding of timber elements, plastering, silicone sealing, painting and other finishing processes.

This allows all house elements to be manufactured under stable conditions regardless of the season or weather. At the construction site, only the installation of the finished elements remains, which can also be carried out throughout the year.

The manufacturing time depends on the size and complexity of the house. It usually takes between 2 and 8 months.

The exact manufacturing time for your house will be provided by the manager during the initial consultation, after the model and specification have been selected.

The house kit is delivered using a standard freight truck. The dimensions of the house elements allow them to be transported using standard vehicles, without the need for special permits or an escort vehicle.

We organize the entire delivery process as the manufacturer — from route planning to delivery of the house kit directly to the site.

The house is assembled on site by our specialists using specialized equipment. The cost of standard equipment, including a mobile crane required for installation, is already included in the cost of assembling the house kit.

In cases where site access is difficult, additional or specialized equipment may be required. Its cost may not be included in the standard installation price. The need for such equipment and the associated costs are determined in advance, before the construction contract is signed.

Wall assembly takes up to 7 working days, while roof installation takes up to 15 working days. Once these stages are completed, the house has a completed weather-tight and thermally enclosed shell.

Further interior works depend on the specification and finishes selected by the client, as well as on the readiness and connection of the building's engineering systems. Therefore, the duration is determined individually for each project.

Once the construction works are completed, the house is inspected and accepted. Together with the client, we check the completed works and verify that the house complies with the project documentation. The results of the acceptance process are recorded in an acceptance certificate, and, where necessary, any works requiring correction are listed separately.

Once all works provided for by the project and the contract have been completed, the necessary documentation for the house is handed over to the client.

Depending on the requirements of the relevant country and local building regulations, statutory procedures are also carried out, including notification of the relevant authorities of completion of construction, required inspections, or commissioning of the building.

Foundation and basement works are carried out by our independent contractors in accordance with the working documentation prepared by the architect.

The cost of these works is not included in the price of the house kit and is calculated separately.

We coordinate this stage together with the client, inspect the completed works and, where necessary, supervise their execution at individual stages of construction.

The client's presence during the installation of the house kit is not mandatory. All works can be carried out by our team without the client being permanently present at the site.

At the same time, many of our clients choose to visit during the installation to see their house gradually taking shape directly on their site.

Energy Efficiency and Technologies

Energy efficiency is one of the key principles behind the design of Lofted Homes. Despite the large areas of glazing, timber frame construction allows us to create houses with high levels of thermal insulation and low energy consumption.

The construction uses energy-efficient windows and high-quality insulation. Depending on the selected specification, the house can be equipped with a heat pump and a heat recovery ventilation system.

The exact configuration of the engineering systems and the performance characteristics of the building envelope are determined according to the selected specification and house design.

We use different insulation materials depending on the construction system and the client's preferences, including mineral wool, hemp insulation and PIR insulation boards.

The specific material and its thickness are determined during the design stage according to the house construction, energy-efficiency requirements and selected specification.

External walls
The external wall insulation system is 26 cm thick and provides a U-value of 0.18 W/(m²·K).

Insulated roof
The roof above the living areas is insulated with a 30 cm layer of mineral wool. The U-value is 0.15 W/(m²·K).

Floor
The floor has an insulation layer providing a U-value of approximately 0.15 W/(m²·K). (The value may vary depending on the type of foundation and ground conditions at the specific site.)

Windows
The windows feature triple glazing with warm-edge spacers and argon-filled cavities. The maximum Ug value of the glazing unit is 0.5 W/(m²·K). A timber frame with a 92 or 110 mm profile is used, and the overall window U-value is Uw = 0.72 W/(m²·K).

The panoramic glazing uses multifunctional, toughened and energy-efficient glass, warm-edge spacers and argon-filled cavities.

Glazing unit thickness: 65 mm.

Glazing specification: 8 mm Cool Lite KN 166 II Easy Pro ESG SE / 22 warm spacer RAL 9005 Ar PU / 6 ESG SE / 22 warm spacer RAL 9005 Ar PU / 6 Low E ESG SE.

Glazing unit U-value: Ug = 0.5 W/(m²·K).

These characteristics are confirmed by a thermal performance calculation of the glazing unit in accordance with EN 673.

A comfortable indoor climate is achieved through a combination of solutions: a well-insulated thermal envelope, heat recovery ventilation and specially designed energy-efficient glazing units.

In winter, the glazing helps retain heat inside the house, while in summer it reflects part of the solar radiation and reduces heat gain. The roof overhangs also provide additional protection for the large glazed areas from direct sunlight.

All these solutions work together to help maintain a comfortable indoor temperature throughout the year.

The house can be equipped with a heating system that best suits the client's needs and the conditions of the specific site. Options include a gas boiler, pellet boiler or heat pump.

We also offer heat pumps as an alternative to traditional heating systems.

Yes. Solar panels can be installed on the roof of the house. The roof tile manufacturer provides dedicated mounting systems for their installation.

If requested by the client, we can also install an inverter and battery energy storage system.

Design and Consultations

After signing the construction contract, the client enters into a separate agreement with our partner architect for the preparation of the project documentation.

The architect develops the working design of the house, structural calculations, engineering system designs and other necessary documentation in accordance with the requirements of the specific project.

Once prepared, the documentation goes through the necessary approvals and authorization procedures in accordance with the legislation of the country where the construction takes place.

Yes. The architect will take your preferences, needs and site characteristics into account when developing the project. The layout, number and arrangement of rooms and other design solutions can be adapted to your lifestyle.

As a result, you receive a house designed according to your needs and preferences.

To start the design process, you need to provide:

  • a geological survey of the building site
  • a cadastral site plan showing elevation levels, prepared by a certified surveyor

These documents are required by the architect to take the characteristics of the site into account during the design process.

After signing the construction contract, you enter into a separate agreement with our partner architect. The architect prepares and submits the necessary documents and application for the building permit on your behalf.

We support this process and help you complete the required procedures in accordance with the requirements of the country where the project is implemented.

In most cases, this is possible. It is important to inform us about the required changes as early as possible so that the architect can make the necessary amendments to the project documentation in a timely manner.

The possibility of making changes depends on the stage the project has reached and on the nature of the proposed changes.

The development and approval of a project usually takes from several weeks to several months.

The exact timeframe depends on the scope and complexity of the project, the characteristics of the site and the approvals required.

Prefab: House Manufacturing in Factory Conditions

Prefab (prefabrication) is a technology in which the main elements and structures of a house are manufactured in advance under factory conditions and then assembled into a finished structure on the construction site.

Manufacturing in a controlled environment allows for precise production and consistent quality of the elements regardless of weather conditions.

The main difference lies in where and how the main elements of the house are manufactured.

In traditional construction, most of the work is carried out directly on the construction site. With Prefab technology, a significant part of the house's structures and elements is manufactured in advance under controlled production conditions, then delivered to the site and assembled.

This approach reduces the amount of work required directly on the construction site and makes the construction process more controlled.

Warranty and Service

We provide a 5-year warranty for the house and a 30-year warranty for its structural elements. The warranty terms and the scope of the parties' responsibilities are specified in detail in the contract.

Warranty obligations for individual building elements and engineering equipment may be provided directly by their manufacturers.

For example, warranty service for a heat pump is provided by its manufacturer in accordance with the warranty terms applicable to the specific equipment.

The warranty terms and duration depend on the specific manufacturer and type of equipment and are specified in the relevant documentation.

If any defects or problems are identified during the use of the house, you should contact our service department directly.

Our specialists will review your request and determine the next steps in accordance with the applicable warranty terms.

Warranty service and repairs are carried out by our service team. After receiving a request, we determine the nature of the problem and organize the necessary work.

If the problem is related to specific engineering equipment, warranty service may be provided directly by the manufacturer or its authorized service center in accordance with the warranty terms applicable to that equipment.

Yes. After the warranty period expires, we also offer paid long-term maintenance packages for the house and its engineering systems.

Such maintenance helps keep the house and its engineering systems in proper technical condition over the long term.
